What is Low Rise?

  • A building with two to four floors is considered a Low Rise building.

What is High Rise?

  • A building with five or more floors is considered a High Rise building.

What is Campus Office?

  • A building with one to two floors is considered Campus Office. Campus Office usually denotes multiple buildings in a “campus” setting.

What does Triple Net (NNN) mean?

  • A type of lease that estimates operating expenses to be paid by the customer in addition to base rent (insurance, taxes, exterior maintenance, etc.).

What does Gross (GRS) mean?

  • Gross means the estimated operating expenses are included. Janitorial and utilities are additional.

What is DL?

  • DL stands for Doc-Level loading and refers to delivery doors that are high-enough to be accessible directly by delivery trucks. Also referred to as Doc-High doors.

How do I best utilize My Searches?

  • My Searches allows you to save criteria concerning a particular search. To begin, create a login and save a search. You can choose to have e-mails sent to you when results for your saved searches are met. For instance, if you were looking for 5,000 square feet of Campus Office space in Orange County and a suite becomes available, you will be notified via e-mail of this fact.

What else is a Profile?

  • A Profile also acts as a trigger for you to be notified of changes to suites that match the criteria stored in it. For instance, if you were looking for 5,000 square feet of Campus Office space in Orange County and a suite became available, you would be notified via e-mail of this fact.

Why do I need a login to use My Searches?

  • The login keeps your saved searches safe and ensures that they are associated with only you.

  • The login keeps your Profiles safe and ensures that they are associated with only you.

What do I do when I no longer want to receive e-mail notifications?

  • You can either delete the saved search that is acting as a trigger or you can disable your account entirely.

How do I use the Search textbox in the upper, right hand corner?

  • Enter a name or portion of a name of a Building, Property or Area. If the text matches only one property, you will jump directly to the property page. All other instances will load a page either linking all possible matches at the Building, Property and Area levels.
